Explanation of Performance for WDIR /Termite Reports
Upon request from the customer, Universal Pest & Termite will perform inspections and issue reports for the purpose of a real estate closing or refinancing. The report provided is based on the visual findings at the time of the inspection. This is a non-probative inspection. It does not include moving furnishings, insulation, or fixed items.
Customers understand that, due to the nature of termite infestations and fungi, there is always a chance for hidden termite infestations, termite damage, fungi or wood destroying fungi damage.
IMPORTANT: There is usually a variance in our findings. Variations are found in
- Moisture levels/readings
- Existence of condensation
- Evidence of the presence of high moisture based on seasonal conditions, such as humidity levels, use of air conditioning and other natural conditions.
In certain instances, Universal will recommend customers to install a dehumidifier. These recommendations are based on the current moisture levels or the evidence of the presence of wood decay fungi. Additionally, if the inspector deems the attic, crawl space or living areas unsafe, Universal Pest & Termite will exclude these areas from the report.
It is understood that NO TERMITE, MOISTURE, FUNGI or DAMAGE WARRANTY IS OFFERED OR IMPLIED AS PART OF THESE INSPECTIONS OR REPORTS and Universal may choose to offer a warranty at a later date if the home qualifies. Furthermore, fees for these inspections are due at closing or within 30 days of the inspection, whichever comes first.
If for whatever reason the report is not used, all fees should be paid within 30 days of inspection by the party who ordered such inspection.
