Dripping A/C Ducts in Your Crawl Space? Stop Mold, Humidity & High Energy Bills.
Water dripping off the ductwork under your house isn't a leak — it's condensation, and it's steadily soaking your subfloor insulation and feeding mold that your supply air can carry upstairs. We clean, seal, and dry the whole system out.
- HEPA extraction of the flex ducts
- Mastic-sealed joints and connections
- Crawl space humidity brought under control
- Video-documented inspection

It's Condensation, Not a Leak
What you're finding
- Beads of water clinging to and dripping off the flexible ducts.
- A vapor barrier or dirt floor that stays wet directly beneath the ductwork.
- Subfloor insulation sagging or stained under the duct runs.
- A musty, mildew smell that seems to rise into the rooms above.
Why it keeps happening
- Chilled air inside the duct meets warm, humid crawl space air on the cold outer surface.
- That temperature clash pulls water out of the air, exactly like a cold glass sweating.
- The constant moisture keeps the space damp enough for mold spores to thrive.
- As supply ducts, they can move those spores into the air your family breathes.
Cold Ducts, Warm Ground Air, Wet Floors
Every surface has a temperature at which the air touching it can no longer hold its moisture. Your flex ducts run cold because they're carrying conditioned air, and a Hampton Roads crawl space in summer is a reservoir of warm, humid air rising off the ground. Where that muggy air meets the cold duct, it crosses that threshold and its moisture condenses into the drips you're seeing.
Wiping the ducts down does nothing, because the air keeps supplying more water. The only durable fix attacks all three parts of the equation at once — clean the ducts, seal them so the cold stays inside the duct instead of chilling the outer skin, and lower the crawl space humidity so there's less moisture in the air to give up in the first place.
Inspected and verified with digital video by Lead Technician Jacob
Before we scope a single foot of duct, Lead Technician Jacob documents the crawl space on video — the sweating ducts, the wet barrier, and the state of the subfloor — so you can see the problem with your own eyes and know exactly what you're paying to fix.

Clean, Seal, Then Dry the Space Out
Tackling only one of these leaves the other two to bring the problem right back. We do all three as one job.
1. HEPA Duct Extraction
We clean the flex ducts with HEPA-filtered extraction, pulling out the moisture-fed grime and any mold growth that has taken hold on and inside the runs.
2. Mastic Sealing
We seal the duct joints and connections with mastic so conditioned air stays inside the duct instead of leaking out and chilling the outer surface into a condensation magnet.
3. Crawl Space Humidity Control
We bring the moisture in the space under control — vapor barrier, sealing, and humidity management — so warm, damp air stops hitting the ducts and re-starting the cycle.

Learn moreFrequently Asked Questions
Why are my air ducts dripping water under the house?
It's condensation, the same thing that beads on a cold glass in summer. Your flex ducts carry chilled air, the crawl space is full of warm, humid ground air, and where the two meet on the duct's cold surface the moisture in that air turns to water and drips. The ducts aren't leaking — the air around them is giving up its water.
Is dripping ductwork really worth fixing, or will it dry out on its own?
It won't dry out while the humidity is there. The constant drip soaks the subfloor insulation, keeps the vapor barrier wet, and creates the damp, dark conditions that let mold spores multiply. Because these are supply ducts, air moving past that dampness can carry spores straight up into the rooms above.
What does the actual repair involve?
It takes three things working together, because sealing the ducts without drying the space only moves the problem. We address all three on the same project:
- HEPA-extract and clean the flex ducts.
- Seal the joints and connections with mastic so the cold air stays inside the duct instead of chilling the outer surface.
- Bring the crawl space humidity under control so warm, damp air isn't hitting the ducts in the first place.
Who inspects the crawl space before you quote it?
Our inspection is documented on digital video by Lead Technician Jacob, so you can see the sweating ducts, the wet vapor barrier, and the condition of the subfloor for yourself rather than taking our word for it. You get a clear picture of what's happening under your feet before any work is scoped.
Could the moisture be affecting my energy bills too?
Very likely. Sweating ducts usually mean cold air is escaping at unsealed joints and that damp insulation above them has stopped doing its job, so your system runs longer to hold temperature. Sealing the ducts and drying the space tends to help the floors above feel more consistent.
